Approved six years ago and under construction in the last two, the 168 units project at 420 Mendocino Ave., called Felix, began to accept tenants’ requests on Thursday. Here is a look inside.

On Thursday, the latest average apartments in downtown Santa Rosa opened its doors to potential tenants on Thursday.

The eight -story complex at 420 Mendocino Ave., called Felixhas 168 studios at market rate, a room and two -bedroom units.

David Baker Architects awarded designed it with a “relaxed refined” aesthetic with elements such as formed concrete, black and white exterior tones and FSC certified accommodation wood screens that help reduce the lobby echo. The units include wide floor coverings, extensive windows, personalized cabinets, Blomberg devices and smart house features.

The rents begin $ 2,340 per month for a bedroom units (up to 699 square feet) with a small balcony. Here are the ranges of sizes for units with small private terraces: studios (up to 578 square feet), units from a bedroom (up to 592 square feet) and two -bedroom units with two bathrooms (up to 1,102 square feet).

A highlight of the project is the emphasis on the community and flexibility. The coworking fair on the ground floor has a quick Wi-Fi, three private workplace pods and views on Mendocino avenue and the entrance via Paseo, a landscaped corridor that runs along the interior side of the L-shaped building.

“The working hours have become more flexible,” said Matt Keipper, Vice-President Director of Relaxation California, the project developer. “Some can work in Santa Rosa a few days a week and San Francisco on other days.”

The equipment is adapted to a “dynamic and modern lifestyle”. The fitness and well-being center on the second floor has gymnasium equipment, steam showers and a sauna. The “Sky lounge” on the roof has an outdoor fireplace and two grids, and the 750 square feet adjacent indoor room has an 85 -inch TV and a 12 -foot demonstration table in the kitchen. The ground floor has a parcel room for secure mail and food deliveries via the rear entrance off Riley Street.

The complex includes 100 on -site parking spaces and agreements for additional garage points. The roof is prepared for solar networks to compensate for electricity for common areas.

Originally approved in 2018, development replaced old retail and restaurant buildings, the Democratic press reported. Demolition begin In March 2023, and exceeding the building structure was completed in May of last year.

Relaxed California has not disclosed the cost of the project. Felix has obtained $ 7 million funding from Red Housing Fund, created after 2017 forest fires to support housing in the city center. Although all units are at the market rate, related contributed to the city fund which helps build affordable units.

With more than 200 potential tenants already registered for rental information and initial incentives such as up to six weeks of free rent, linked is optimistic. The managers noted new restaurant openings along the commercial district of Fourth Street nearby and an increasing number of events in Courthouse Square.

“The city center of Santa Rosa is so cute,” said Phoebe Yee, executive vice-president of design.

Keipper noted that the occupation of the apartments rebounded at the pre-countryic levels in the bay region, pointing estimates of 95% to 96% of the information service for Santa Rosa. And the need for owners of apartments to offer incentives to fill out the units begins to refuse, he said.
