Conway, SC (WPDE) – A multi-comic business park proposed in Horry County raises concerns among the leaders of Conway City, who claim that it could hinder their annexation efforts and their growth ambitions.
The park, planned along Postal Way, Gardner Lacy Road and Middle Ridge Avenue, includes around 40 packages where land taxes would be replaced by costs.
“This is known as the armament of a multi-comedy business park,” said Conway City administrator Adam Emrick.
The City is currently expanding its public service services to areas like Carolina Forest Boulevard, allowing it to annex new projects within the limits of the city.
However, the park agreement offered between Horry and Georgetown County excludes Conway. The plan, as it is written, provides 99% of the costs of the costs generated by the field development in the County of Horry and 1% in the county of Georgetown.
“Without a doubt, this county action endangered many of these activities,” said Emrick.

In addition, if a property located in the park is annexed by a municipality after the property has been included in the park, the act of annexation of the municipality will serve the consent of the municipality to include property in the park.
During the meeting of the CONWAY MUNTIQUE MUSA Monday, two of the packages that would be included in the proposed business park went to the council for an annexation and rezoning request.

“The applicant has no immediate plans for property; however, if and when the property is developed, because it would be served by City Water, the owner would be required to request an annexation at that time,
Jessica Hucks, Director of Conway Planning, noted.
The park would also include golf courses in the man of war and wizards.
The Vice-President of the County Council, Dennis Disabato, defended the park’s objective, declaring that it aims to support potential development while protecting the taxpayers of the county.
“There was an economic development project that was happening in one of the plots of earth, and in addition to that, we knew that there were other development plans proposed for some of these leaflets,” said Disabato.
He recognized the interest of the city to annex the leaflets and infrastructure problems associated with the proposed growth.
“We knew that they (Conway) possibly wanted to try to reach the Kroger shopping center and we know that with all the growth that has been proposed there, there would be a lot of infrastructure concerns that, frankly, we did not believe that the city of Conway was going to respond significantly,” said Disabato.
The park would include the Chatham Crossing Land and Waters Tract, two projects that could have added more than a thousand houses to the region. Although the county voted for these requests, Emrick said that the city had already received requests for pending annexes and site plans from certain landowners in the proposed park.
The Association of State counties said that local governments are not required to notify the owners in a proposed multi-comedy park, but the county council must approve the park during a public meeting. The council should have a second vote on the postal business park on Tuesday.
