- Lifestyle Communities is bringing back a plan to build a second mixed-use community along Central Pike on land that would be annexed into Mt. Juliet if approved.
A mixed-use development plan featuring 655 multifamily units along Central Pike in Wilson County is being reviewed again after being on hold for about two years, according to the city.
Lifestyle Communities wants to develop the project on approximately 63 acres between South West Cook and South Mt. Juliet Roads. Lifestyle Communities restaurant brand The Goat is also part of the plan.
LC Mt. Juliet II was originally introduced in 2022, but it stalled and was ultimately postponed due to concerns about congestion on the area’s roads.
Lifestyle Communities is attempting to build a second development in Mt. Juliet and a third in Wilson County.

Are road projects coming?
A new Central Pike interchange and widening of Central Pike and South Mt. Juliet Road are part of the Tennessee Department of Transportation’s 10-year highway project plan, released in 2023.
However, there is an uncertain timeline for starting and completing these road projects, which may have even become a bit more complicated in the wake of Hurricane Helene’s more urgent damage to East Tennessee’s thoroughfares. .
“I didn’t support (LC Mt. Juliet II) two years ago and I can’t do it now,” City Commissioner Scott Hefner said, pointing to the proposed density and impact on traffic. “It may be a good project, but it’s too early.”
LC Mt. Juliet II will need an annexation to Mt. Juliet, an amendment to the city’s land use plan and a rezoning to move forward.
Several road improvements are being requested by city staff as conditions of approval, which would be subject to review by planning commissioners and, ultimately, city commissioners, according to staff.
Some of these conditions are based on the progress of state-approved projects.
The LC Mt. Juliet II plan could be on the Mount Juliet Planning Commission’s agenda for Jan. 16. The project will eventually require city commission approval in two readings.
LC already established in Wilson County
Not only are lifestyle communities established in Wilson County, but they are also established in Mt. Juliet and other cities.
Mt. Juliet has existing development approved for approximately 450 units in the Providence area.
And Lebanon approved a Lifestyle Communities mixed-use development on Franklin Road, south of Interstate 40 and near South Hartmann Drive. It includes approximately 590 units. The project is planned to launch in the first or second quarter of 2025, depending on the company.
In addition to The Goat, amenities in the plan include pickleball and volleyball courts, a swimming pool, a wellness building and a live-work building.
Where are the national road projects?
Construction of the Central Pike widening and the Central Pike interchange – two separate projects – is estimated for 2030, according to the TDOT project plan. The southern widening of Mt. Juliet Road has an estimated construction start in 2032.
Damage from Hurricane Helene in East Tennessee resulted in an allocation of $478 million in federal disaster funds, TDOT spokesman Greg Summers said.
This disaster funding goes through a reimbursement process that requires Tennessee to pay the money needed to repair the damage and then seek reimbursement from the federal government.
No work will stop due to a lack of federal funding, TDOT officials said. The agency is working on an updated 10-year plan to present to the General Assembly this spring.
